It’s full of tiny air pockets.
When you spread that soil and it's exposed to water (from a hose or rain), rolling, and its own weight, those air pockets collapse. The soil settles and compacts. The volume shrinks.
This isn't a small change. On our jobs, we've measured that a typical delivery of screened topsoil compacts by 20-25%. This means if you order 10 cubic yards, you should only expect it to cover the area that 7.5 to 8 cubic yards of compacted soil would cover.

A Real-World Example: The Cost of Ignoring Fluff
Let's go back to that Bethesda regrading job. The area was 2,000 square feet, and we needed to add an average of 4 inches of new, screened topsoil to establish a proper grade for drainage before seeding.
The Naive Calculation:
- Area: 2,000 sq ft
- Depth: 4 inches = 0.333 feet
- Compacted Volume Needed: 2,000 sq ft * 0.333 ft = 666 cubic feet
- Cubic Yards Needed: 666 / 27 = 24.7 cubic yards.
I rounded up and ordered 25 yards of screened topsoil. By Friday afternoon, with the grade almost perfect, we ran out. The entire lawn was spread, but it was clear the depth was closer to 3 inches than 4.
The Correct Calculation (with Fluff Factor):
- Compacted Volume Needed: 24.7 cubic yards
- Material: Screened Topsoil (let's use a 25% fluff factor)
- Multiplier: 1.25
- Loose Volume to Order: 24.7 yards * 1.25 = 30.875 yards.

- How do you properly compact topsoil for a new lawn?
- For shallow depths (1-3 inches), watering it in thoroughly and then going over it with a water-filled lawn roller is usually sufficient.
